Why Buying Property in Hawaiʻi Is Still a Smart Investment
by Bherin Brown
The Question Every Buyer Asks
One of the most common questions I hear as a Realtor is, “Is now still a good time to buy in Hawaiʻi?”
My answer is simple:
If you’re buying the right property for the right reasons, Hawaiʻi remains one of the strongest long-term real estate investments you can make.
It’s a fair question. Between changing interest rates, economic uncertainty, and headlines predicting everything from market slowdowns to bidding wars, it’s easy to wonder if waiting might be the smarter choice.
Here’s why.
Limited Land Creates Long-Term Value
One of Hawaiʻi’s biggest advantages is something that can never be recreated: limited land.
Unlike many mainland markets that can continue expanding outward, Hawaiʻi has natural geographic limits, strict land use regulations, environmental protections, and carefully managed development. There are only so many oceanfront lots, golf course homes, and resort communities that will ever exist.
Basic economics tells us that when supply is limited and demand remains steady, values tend to be supported over time. While no market is immune to short-term fluctuations, Hawaiʻi’s unique supply constraints have helped preserve property values over the long run.
The Big Island Continues to Attract Buyers
As a Realtor on the Big Island, I see firsthand where buyers are coming from.
Many relocate from California, Washington, Colorado, Arizona, Texas, and other states looking for a slower pace of life, better weather, and the opportunity to own property in one of the most beautiful places in the world.
Communities like Mauna Lani Resort, Waikoloa Beach Resort, Hualālai Resort, Kukio, and Kailua-Kona continue to attract buyers seeking luxury homes, vacation residences, retirement properties, and full-time island living.
These aren’t just vacation destinations—they’re vibrant lifestyle communities where people choose to invest for years to come.
Lifestyle Drives Demand
People don’t simply buy real estate in Hawaiʻi.
They buy a lifestyle.
Imagine finishing work and heading to the beach to watch the sunset over the Pacific. Picture yourself golfing in January, snorkeling with sea turtles on the weekend, enjoying dinner outdoors year-round, or watching humpback whales from the shoreline each winter.
It’s a way of life that is difficult to replicate anywhere else, and it’s one of the biggest reasons Hawaiʻi continues to attract buyers from around the world.
Real Estate Is a Long-Term Investment
One mistake many buyers make is focusing only on what the market might do over the next six months.
Successful real estate investing is rarely about six months. It’s about five, ten, or even twenty years.
No one can consistently predict where mortgage rates or home prices will be next quarter. But historically, buyers who purchase quality properties and hold them long term have often benefited from appreciation while enjoying everything their home has to offer.
Trying to perfectly time the market is nearly impossible.
Owning the right property for the long term is often far more important than buying at the absolute lowest price.
Waiting Can Sometimes Cost More
Many buyers tell me they’re waiting for interest rates to come down.
The challenge is that lower rates often bring more buyers back into the market. More buyers create more competition, and increased competition can drive home prices higher.
Even if you secure a lower mortgage rate later, you may end up paying significantly more for the home itself.
Many homeowners don’t regret buying.
They regret waiting.
The Big Island Market Has Remained Resilient
While markets naturally go through cycles, the Big Island has continued to demonstrate resilience.
In recent years we’ve seen inventory gradually improve, giving buyers more choices and greater negotiating opportunities while home values have remained relatively stable. That’s a much healthier market than the fast-paced bidding wars we experienced just a few years ago.
Today’s buyers often have more time to evaluate properties, complete inspections, negotiate favorable terms, and make thoughtful decisions without feeling rushed.
For many buyers, that creates an excellent opportunity to purchase the right home before competition increases again.
Homeownership Offers More Than Financial Returns
Buying a home isn’t just about appreciation.
It’s about building equity instead of paying rent, creating stability, and having a place where your family can gather for years to come.
For many of my clients, purchasing on the Big Island means creating memories that span generations. Children grow up spending summers here, families celebrate holidays together, and retirement dreams become reality.
Those experiences often become just as valuable as the financial investment itself.
Not Every Property Is the Right Investment
Of course, not every home offers the same opportunity.
That’s where local expertise matters.
When helping buyers, I evaluate much more than the asking price. We look at location, neighborhood, future resale potential, HOA health, maintenance costs, insurance considerations, rental restrictions, amenities, and long-term desirability.
The best investment isn’t always the least expensive property.
Sometimes paying a little more for the right location can make a tremendous difference years down the road.
Why Buyers Choose the Kohala Coast
The Kohala Coast continues to be one of the Big Island’s most sought-after areas for both full-time residents and second-home buyers. Communities like Mauna Lani Resort and Waikoloa Beach Resort offer championship golf, beautiful beaches, luxury resorts, excellent dining, shopping, and access to some of the island’s best outdoor recreation—all within a thoughtfully planned resort setting.
Many buyers are drawn to the convenience of having world-class amenities just minutes from home while still enjoying the relaxed pace and natural beauty that make the Big Island so special.
It’s this unique combination of lifestyle, limited inventory, and enduring appeal that continues to make the Kohala Coast one of Hawaiʻi’s premier places to own real estate.
The Bottom Line
No one knows exactly what the market will do next month or even next year.
What we do know is that Hawaiʻi continues to offer something few places can: limited land, enduring demand, and an unmatched lifestyle.
