The Big Island real estate market in December 2025 showed contrasting trends between South Kohala and North Kona, reflecting shifting buyer demand across property types.
In South Kohala, residential median prices increased 6.03% year-over-year to $1,117,000, signaling continued strength in this highly desirable market. Condominium prices surged 112.69% to $1,425,000, driven by limited inventory and several high-end sales. In contrast, vacant land prices declined 28.06% to $388,500, indicating softer demand within the land segment.
North Kona experienced more mixed conditions. Residential prices declined 19.62% to $1,124,500, while vacant land values fell sharply 46.65% to $1,395,000, reflecting pricing adjustments and increased buyer caution. Condominium prices, however, rose 24.47% to $575,000, demonstrating steady interest in more attainable housing options.
Year-to-date figures for 2025 point to a moderating market. In South Kohala, residential prices decreased 3.88% and vacant land declined 18.32%, while condominium prices increased 8.76%. In North Kona, residential prices slipped 2.14%, vacant land fell 8.67%, and condominium prices declined 3.15%.
Overall, the Big Island market continues to move toward balance. Condominium demand remains a relative strength, while residential and land segments reflect recalibration as buyers prioritize value and long-term considerations across Hawaii Island.
